WITNESSETH, that the party of the first part,in consideration of -
Tan ($10.00) - - - dollars,
lawfulmoney of the United States, and other good and valuable c onsiderat ions paid
by the party of the second part,does hereby grant and release unto the party of the second part,
their heirs and assigns forever,
ALL that plot, piece or parcel of land situate, lying and being
in the Town of Southold, County of Suffolk, State of New York, more
particularly bounded and described as follows:
BEGINNING at a point in a line constituting a prolongation of the
southerly side of Shore Drive in a straight line in a westerly

direction as said southerly side of Shore Drive is shown on a
certain map entitled ",Gap of Greenport Shores,Section 1, Greenport,
Town of Southold, Suffolk County, New York", which said map was duly
filed in the office of the Clerk of the County of Suffolk June 29,
1950 as map number 1759, the said point being located 100 feet west-
erly of the westerly line of said map when measured along a prolonga-
tion of the southerly side of Shore Drive in said westerly direction;
running thence south 39 degrees 21 minutes 30 seconds east and along
property of one Sacco 130 feet more or less to the high water mark
of Pipes Cove; running thence south 50 degrees 38 minutes 30 seconds
west along the high water mark of Pipes Cove 100 feet; running
thence north 39 degrees 21 minutes 30 seconds west 130 feet more or
less to a point in the said line prolonging the southerly side of
Shore Drive in a westerly direction as shown on the aforesaid map;
running thence easterly and along the said line prolonging the
southerly side of Shore Drive in a westerly direction 100 feet to
the point or place of beginning. s
TOGETHER with an easement and right of way over that portion of
the land adjacent to the land hareinabove conveyed, which would
constitute a prolongation of Shore Drive in a westerly direction
and over Shore Drive 50 feet wide easterly to the nearest nubile
highway.
TOGETHER with all of the right, title and interest of the party of
th6 first part, if any, of, in and to the land lying beyond the
high water mark of Pipes Cove and the waters thereof in front of
the said premises as far as the right or title of the party of the
first part may extend.
SUBJECT to the reserved right of the party of the first part to
prolong Snore Drive as shown on the map above described, in; a
westerly direction for a width of 50 feet and the right of the
party of the first part to file a map showing the plot r.ereinabove
described and Shore Drive as prolonged, to which the party of the
second part agrees to consent, if necessary, and SUBJEUT to the
