That the parties of the first part, by virtue of the
power and authority to them given in and by the said last Will and

in hand paid by the part ies of the second part,
do hereby grant and release unto the part ies of the second part, their
heirs and assigns forever, all that certain plot, piece or parcel of land,
situate, lying and being at Greenport, in the Town of Southold, County of Suffolk
and State of New York, known as Lots Nos. 161, 162, 163, 203, 204, part of Lot
No. 155 and part of a forty (40) foot road known as "Lawrence Lane" all as shown on a
map entitled, "Amended Map A of Peconic Bay Estates", filed in the Suffolk County
Clerk's Office as Map No. 1124 and as shown on map entitled, "Peconic Bay Estates
Revised", filed in the Suffolk County Clerk's Office as Map No. 658, said premises
being more particularly described as follows:
BEGINNING at a point formed by the intersection of the westerly line of
Kerwin Boulevard with the northerly line of land of the Long Island Railroad
Company, being the southeasterly corner of Lot No. 163 as shown on said Map
No, 1124;
RUNNING THENCE along the northerly line of said land of Long Island
Railroad Company South 55 degrees 01 minute 00 seconds West 225 feet to the
easterly line of Lot No, 202;

THENCE along said easterly line of Lot No, 202 North 34 degrees 59 minutes
00 seconds West 125 feet to the southeasterly line of said forty (40) foot road shown
as "Lawrence Lane" on said Map No, 1124;
THENCE across said "Lawrence Lane" North 25 degrees 20 minutes Q seconds
West 40. 57 feet to the southwesterly corner of Lot No. 155 as shown on said Map
No. 1124;

RUNNING THENCE along the westerly line of Kerwin Boulevard the following
2 courses and distances:
1. South 59 degrees 35 minutes 40 seconds East 40. 69'feet;
2. South 34 degrees 59 minutes 00 seconds East 168. 82 feet to the point or
place of BEGINNING.
TOGETHER with a Right of Way 16 feet in width for a railroad siding only
across the southerly end of the premises conveyed by Ursula Sledzieski to Helmuth j
Hass by deed dated October 6, 1953 and recorded in the Suffolk County Clerk's
Office on October 9, 1953 in Liber 3593 of deeds at page 201.
Being and intended to be all of the rights, title and interest of the parties of
the first part herein, in and to all of the lands shown on said Map No. 1124 and said
Map No. 658 lying to the North of the lands of the Long Island Railroad and to the
West of Kerwin Boulevard.
