EXCEPTING therefrom a trapezoid shaped piece encroaching on the easterly line of the premises near the southeasterly corner thereof, on which is presently erected part of a concrete patio attached to a beach house located an the premises adjoining on the east, as shown on a survey made by VanTuyl & Son, dated November 10, 1969, a copy of which is attached hereto as Schedule A. BEING and intended to be part of the same premises conveyed to the party of the first part by deed made by Cleaves Point Corp. dated September 4, 1964, recorded in said county clerk's office September 11, 1964, liber 5612 of conveyances, at page 485. SUBJECT to any state of facts an accurate survey might show, and to covenants, restrictions, easements, agreements, reservations, and zoning regulations of record, if any. TOGETHER with (1) the right of ingress and egress over the above mentioned private road, in common with others, from the Main Road to the premises
