300 feet south from the southerly line of Manhanset Avenue; running
thence easterly in a prolongation easterly of said northerly line of
lands now or formerly of the party of the first part to the high
water mark of Gardiner's or Marion Bay; running thence southerly
along the high water mark of Gardiner's Bay to the southerly line of
the premises herein described, which southerly line is distant 75 feet
from the northerly line thereof; running thence waste* and parallel
with the northerly line of the premises herein described and at all
points distant 75 feet therefrom to the easterly line of.Gull Pond
Inlet; thence northerly and northeasterly along the easterly line of
