BEGINNING at a Point on the southerly side of a Private Road known as
Island View Lane, distant 20 feet westerly from a point thereon where it is
intersected by the westerly-side of land now or formerly of Kiefner; running
thence South 4 degrees 19 minutes 30 seconds West, 251.25 feet; thence South
47 degrees 35 minutes 00 seconds West, 130 feet to the ordinary high water
mark of the Creek; thence northwesterly along said high water mark 100 feet
to the southeasterly- side of land now or formerly of Heffernan; thence along
said land (1) North 23 degrees 31 minutes 00 seconds East, 129 feet and (2)
North 4 degrees 19 minutes 30 seconds East, 142 feet to the southerly side
of "Island View Lane" and thence South 85 degrees 40 minutes 30 seconds
MMMWM East, along the southerly side of"Island View Lane" 102 feet to the point or
place of BEGINNING.
TOGETHER with an easement or right of way over "Island View Lane"
for access to and from Bayshore Road and to Peconic Bay.
TOGETHER with a right of way over land of the party of the first part, being
a triangular parcel of land now used as a driveway and described as follows:
