or successors and assigns of the party of the second part forever,

lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at the comer formed by the intersection of the easterly side of
Atlantic Avenue with the southerly side of Bridge Street and from said point of
beginning running thence along the southerly side of Bridge Street, north 73°47100"
east, 138 feet to the ordinary high water mark of Sterling Creek; thence south-
easterly, and along the ordinary highwater mark of Sterling Creek, 47 feet,
more or less, to a point which said point is distant southerly south 42°16' east, 43
feet from the terminus of the last course along Bridge Street; thence south
73'42'20"west, 156 feet to the easterly side of Atlantic Avenue; thence along
the easterly side of Atlantic Avenue, north 17'33100"west, 38.88 feet to the
corner, the point or place of beginning.

BEING and intended to be the same premises conveyed to the party of the first
part by deed made by Lawrence James Nichols, and others, dated March 31,
1964, recorded April 13, 1964, in the Suffolk county clerk's office, liber 5527
of conveyances, page e 35.

SUBJECT to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations and zoning regulations of
record, if any.

If, before the death of both parties of the second part, either party of the second
. part desires to sell the premises herein conveyedthey shall, prior to the mak-
ing of any offer of sale or the acceptance of any otlfer to purchase, give written
notice to the party of the first part of such offer, stating the name and address of
the party by whom or to whom the offer was made, the price named in the offer
and the terms and conditions thereof, and the party of the first part may at any
time within 30 days after receipt of such notice to repurchase the propertyvherein
conveyed upon the terms stated in such notice and the parties of the second part
agree to convey the said property upon the terms and conditions of said offer.

the first pan will receive the consideration for this conveyance and will hold the right to receive such consid- J
