line of said Sunset Lane; thence in a general southerly direction along the
westerly line of Sunset Lane adistance of 75 feet to the point or place of be-
ginning.

BEING, and intended to be the southerly half of premises conveyed to
parties of first part by Richard R. Miller and one by deed dated October 3, 1957
