in the Town of Southold, County of Suffolk and State of New York, and
bounded and described as follows:
BEGINNING at a concrete monument set in the easterly line of Sunset
Lane and being the northwesterly corner of the lands of the parties of
the first part, and running thence in a northeasterly direction along
lands of John E. Rinehart a distance of one hundred five feet to a point;
thence in a southeasterly direction along other lands of the parties of
the first part a distance of one hundred feet to a concrete monument and
land of Richard W. Miller; thence in a southwesterly direction along lands
of Richard W. Miller a distance of one hundred five feet to a monument
and the easterly line of Sunset Lane; thence in a northwesterly direction
along the easterly line of Sunset Lane a distance of one hundred feet to
