WITNESSETH,that the party of the first part,in eonsideation of

lawful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or

ALL that certain plot,piece or pa¢el of land, situate,
lying and behtg####$ near Greenport, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the boundary line between land
of the party of the first part and land conveyed by the party ofthe
first part to Pfeffer; said point of beginning being North 25 degrees
38 minutes 00 seconds Waist, a distance of 360.0 feet along said
boundary line from the northerly line of the North Road; from said
point of beginning running along said land of Pfeffer, North 25
degrees 38 minutes 00 seconds West, a distance of 387.88 feet to
ordinary high water mark of Long Island Sound; thence along said
high water mark as measured by a tie line, North 37 degrees 01
minute East, a distance of 86.32 feet to land conveyed by the party
of the first part to Pringle; thence along said land of Pringle,
two courses: (1) South 24 degrees 19 minutes 50 seconds East, a
distance of 239.18 feet; thence (2) South 28 degrees 18 minutes
20 seconds East a distance of 182.21 feet; thence along land of the
party of the first part, South 59 degrees 47 minutes 20 seconds West,
a distance of 80.0 feet to the point of beginning.
SUBJECT, however, to the right of others to use the southerly
12-1/2 feet of said premises adjacent to the southerly line of the
premises as part of the hereinafter mentioned 25 foot right of way.
.TOGETHER with the right to the use of an additional 12-1/2
feet comprising the southerly 12-1/2 feet of the aforesaid 25 foot
right of way extending from the westerly line of the premises
easterly 80 feet.
TOGETHER with the right to the use, in common with others, of
a 25 foot right of way, the center line of which extends from the
southwesterly corner of the premises North 59_degrees 47 minutes 20
seconds East, a distaue of 148.39 feet, .and also extends southerly
South 27 degrees 01 minute 40 seconds. East,a distance of 355.94 feet
from a point which is 68.39 feet easterly from the southeasterly
