paid by the part y of the second part,do as hereby"rant and release unto the
part y of the second part, her heirs and assigns forever,all
that certain tract, piece or parcel of land situate, lying and being
at Arshamomaque, in the Town of Southold, County of Suffolk and State
of New York, and bounded and described as follows:
BEGINNING at a point on the westerly line of Bay Shore Road,
distant by twenty-five (25) feet in a northerly direction from the
southeasterly corner of lot No. 97, as shown and designated on a
certain map entitled "Amended Map A, Peconic Bay Estates", which said
map was filed in the Office of the Clerk of the County of Suffolk on
May 19, 1933 as Map No. 1124, (said point of beginning being the
ndrtheastarly corner of other land of the party of the first part and
another) running thence in a northerly direction along the westerly
side of Bay Shore Read a distance of seventy-five (75) feet to the
northeasterly corner of lot No. 96 as shown on said map; running
thence in a westerly direction along the northerly line of said lot
No. 96 a distance of one hundred twenty-five (125! feet to a point
and the northwesterly corner thereof; running thence in a southerly
direction along the westerly line of lots No. 96 and 97 as shown on
said map a distance of seventy-five (75) feet to-a point and other
land of the party of the second part and another; running thence in
an easterly direction and on a line parallel to and at all points
aqui-distant by twenty-five (25) feet from the northerly line of lot
No. 97, as shown on said map, a distance of one hundred twenty-five
(125) feet to the point or place of beginning.
BEING AND INTENDED TO BE all of lot No. 96 and the northerly
one-half of lot No. 97, as shown on said map, and a portion of the
premises conveyedbyKerwin & Kerwin, Inc. to the party of the first
part by a deed dated the 16th day of January, 1950 and recorded
March 15, 1950 in the Office of'the Clerk of the County of Suffolk in
Liber 3055 of Deeds at page 171.
SUBJECT to easements and rights of way which may be of record
affecting .the within described premises.
SUBJECT further tothe -following restriction: That neither the
party of the second part nor heir heirs or assigns shall erect or
permit to erected upon any portion of the said premises any building
except a sjPgle detached&elling house for occupancy exclusively as a
residence by one family only andcontainingafloor area of not less
than 600 square feet and except a private garage.
