WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other good and valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being initbr near the Village of Greenport, in the Town of Southold,
County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at the southwesterly corner of the premises herein
described at an angle point in land now or formerly of Marston dis-
tant the following three courses and distances from a monument on th<
Northerly side of North Road where the division line between land not
or formerly of Marston and a right of way 16.5 feet wide intersects
the Northerly side of North Road;
(1) North 25 degrees 17 minutes 30 seconds West, 529. 99 feet to a
monument;
(2) North 27 degrees 02 minutes 30 seconds West 16.10 feet;
(3) South 56 degrees 43 minutes 10 seconds West, 50.00 feet to the
point or place of beginning;
RUNNING THENCE from said point of beginning North 26 degrees 10
minutes 40 seconds West along land now or formerly of Marston and
passing through a monument, 482.00 feet to the ordinary high water
mark of Long Island Sound;
THENCE along the ordinary high water mark of Long Island Sound the
following tie line course and distance :
(1) North 26 degrees 29 minutes 40 seconds East, 136.00 feet to land
now or formerly of the Village of Greenport;
THENCE South 26 degrees 57 minutes 20 seconds East along said last
mentioned land, 550.00 feet to a monument and the Northerly side of
a right of way 16. 5 feet wide;
THENCE South 56 degrees 43 minutes 10 seconds West along the Norther-
side of said last mentioned right of way, passing through a monument
and along land now or formerly of Marston, 116. 60 feet to the point
or place of BEGINNING.
TOGETHER with a 16. 5 foot right of way, running Northerly and South-
erly in common with others for ingress and egress to and from North
Road the westerly line of which right of way is described as follOw:B

easterly side of land now or formerly of Marston intersects the North

RUNNING THENCE along the Easterly side of land now or formerly of
Marston the following two courses and distances :
(1) North 25 degrees 17 minutes 30 seconds West 529.99 feet to a
monument;
(2) North 27 degrees 02 minutes 30 seconds West 16.10 feet to the
Southerly side of the premises herein above described.
