% WITNESSETH,that the party of the first part,in consideration of

and valuable consideration paid by die party of the second part, does hereby Brant and release unto the
party of the second part, their distributees and assigns forever,
ALL that certain plot,piece or parcel of land, situate,
lying and being mods; at East Marion, Town of Southold, County of Suffolk,
State of New York, known and described as lot #46 on a certain map
entitled, "Map of Section 2, Cleaves Point, and filed in the Office
of the Clerk of the County of Suffolk on March 13, 1962 as Map 3521.
This sale includes all right, title and interest of the Seller, if
any, of, in, and to any land lying in the bed of any street, road, or
avenue opened or proposed in front of or adjoining said premises, to
the center line thereof. The Seller however, reserves to itself all
right, title and interest and the right of improvement in, of An to.
land lying in the bed of any street, read or avenue open or proposed
in front of or adjoining said premises for the purpose of street ded-
icatioa or for the purpose of conveying title to any entity that shall .
assume the function of improviaggor maintaining the roads.
This sale includes the right of ingress and egress between Snug Har-
bor Road and Gull Pond through a strip of land adjoining the norther-
ly line of lot #15 of Map of .Cleaves Point, Section 1. The Seller
reserves the right to terminate the right of ingress and egress at the
aforesaid location providing that the Seller shall substitute another
Ilff. location for ingress and egress to Gull Pond.
No structure or building shall be erected having less than 3000 square

be approved in writing by the Seller, which approval shall not be on-
reasonably withheld.
This conveyance has been made with the unanimoum consent, in writing,
