Dollars (8 10.00 ) lawful money of the United States, and other good and valuable considerations paid by the parties of the second part, does hereby grant and release unto the parties of the second part, heir heirs and aesiffns forever, all that certain lot or parcel of land situated in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows:- BEGINNING on the easterly side of a twenty-five foot right-of-way which runsfrom land now or formerly of Valentine Ruch and others to the main North Road or Kings Highway where the northwesterly line of land of Betty Louise Schmelzel would if extended in a straight line, intersect the easterly WMeaa1F.d line of said right-of-way, running thence in a northeasterly direction a distance of one hundred and fifty (150) feet, thence running at a right angle to the last mentioned course and in a southeasterly direction a distance of fifty feet, thence running at right angles to the last mentioned course and parallel to the first course in a southwesterly direction to the easterly line of said right-of-way, thence along the easterly line of said right-of-way to the point or place of beginning, _ LIBER4395 -AGC 977 ''.. TOGETHER with a right-of-way of 25 feet wide as now laid out over lands of Valentine Ruch and others leading from the Kings Highway or North Road to the waters of Long Island Sound. The parties,of the second part covenant that they will not erect or permit to be erected upon said premises any dwelling or structure on that portion of said premises lying southwesterly of a line drawn parallel to the second course of said premises and distant southwesterly one hundred twenty-five (125) feet therefrom. BEING and intended to be the sarre premises conveyed by Valentine Ruch and wife to Betty Louise Schmelzel by deed dated September 12, 1925, and recorded in the Suffolk County Clerk's office in Liber 1151 of deeds at page 303 on October 30, 1925 at 11.08 A.M., and subject to covenants and restrictions set forth in said deed, and the premises of which the said Betty Louise Schmelzel died seized and possessed.
