UBBENS and MARGARET UBBENS, his wife, both residing at 92 Garden Drive, Albertson, Nassau County, New York, m h. r parties of the second part, ittte�fietlj, that the part les of the first part,in consideration of Ten ($10.00) - - - - - - - - - - - - - - - - - - - - - - - - - - -Dollars. lawful money of the united states, and other good and valuable consideration paid by the part Sea of the second part do hereby grant and release unto the parties of the second part, their heirs and assigns forever, Ztt that certain piece or parcel of land, situate, lying and being east of the Village of Greenport, in the Town of Southold, Suffolk County, New York, bounded and described as follows: Beginning at a monument on the easterly line of a 50 foot private road known as "Gull Pond Lane" at the southerly terminus of the 7th course of said easterly line, as hereinbelow described, said point of beginning being the southwesterly comer of the premises- from said point of begin- ning running along said easterly line of said Fi0 foot private road known as "Gull Pond Lane", North 30 degrees 00 minutes West 100.0 feet to a monument; thence along land of the party of the first part and passing through a monument, North 60 degrees 00 minutes East 350 feet, more or less, to ordinary high water mark of Gull Pond, as recently dredged; then southerly along said high water mark, 100 feet, more or less, to a point 100.0 feet from the last described line, measured at right angles thereto; thence along other land of the party of the first part, and passing through a monument, South 60 degrees 00 minutes Ifest 330 feet, more or CON a pleas, to the point of beginning. ".. 5 Together with a right of way over said 50 foot private road known as "Gull Pond Line" from the southwesterly comer of the premises northerly to the North Road; the easterly line of said "Gull Pond Lane" being more particularly described as follows: Beginning at a monument on the southerly line of the North Road 1153.19 feet easterly along said southerly line from Manhanset Avenue, said point of beginning being also 550.0 feet easterly along said southerly line from the northwesterly cor- ner of land of the party of the first part; from said point of beginning running LsER4934 PAu491 1 South 23 degrees 58 minutes 40 seconds East 460.0 feet; thence 2 South 61 degrees 29 minutes 10 seconds,East 226.58 feet; thence 3 'Southf6d degrees 19 minutes 00 seconds East 320.23 feet; thence 4 South 43 degrees 00 minutes East 307.90 Yeet; thence 5 South 13 degrees 00 minutes East 156.85 feet; thence 6 South 22 degrees 00 minutes East 201.96 feet to a monument at the northwesterly corner of the premises; thence j' (7) South 30 degrees 00 minutes East 100.0 feet to the southwesterly cor- ner of said premises. The parties of the firstpart, however, reserve the right to dedicate and convey to the Town of Southold the land lying within the boundaries of said 50 foot private road known as "Gull Pond Lane" for the purpose of mak- ing the same a public highway. TOGETHER with all of the right, title and interest, if any, of the parties of the first part to such portion of the land under the waters of Gull Pond as adjoins said premises. BEING and intended to be a portion of the premises conveyed to the parties of the first part by Deed dated the 7th day of May, 1959, and re- corded in the Suffolk County Clerk's office on June 16, 1959, in Liber 4642 of Deeds at Page 146.
