lawful money of the United States, and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party.of the second part,the heirs or
successors and assigns of the party of the second part forever, -
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being-irHhe near the Incorporated Village of Greenport, in the Town
of Southold, County of Suffolk and State of New York, bounded and
described as follows:
Beginning at the northwesterly corner thereof at a point in the
easterly side of Bailey Avenue distant 421.99 feet southerly as
measured along the easterly side of Bailey Avenue from the southerly
side of the North Road; running thence southerly along the easterly
side of Bailey Avenue 30 feet, more or less, to the northerly line of
other land of said Gerald 0. Tuthill and Frances A. Tuthill, his
wife running thence easterly along the northerly line of land last
mentioned 140 feet, more or less, to the westerly side of a certain
right-of-way; running thence northerly along the westerly side of
said right-of-way 30 feet to the southerly line of land this day
conveyed or about to be conveyed by the parties of the first part
to Roger C. Stakey; running thence westerly along the southerly line
of land last mentioned 140 feet, more or less, to the point or place
of beginning, said premises for the purpose of identification only
being a part of Lot No. 18 as shown and designated on Map of Buckley
Farm, filed September 5th, 1914 as Map No, 295.
Together with an easement for ingress and egress over and upon
- the right-of-way adjoining said above described premises on the
east and as it leads northerly to the North Road,
Together with all the right, title and interest, if any, of the
parties of the first part of, in and to Bailey Avenue lying in front
of and ad,ioining the above described premises on the west to the
center line thereof.
Being and intended to be the southerly 30 feet of premises here-
tofore conveyed by Ella M. Davis and James Davis, her husband, to
said Jesse Monsell and Marion Monsell, his wife, by deed dated
July 3, 1950 and recorded in the Suffolk County Clerk's Office on
July 5, 1950 in Liber 3096 of deeds at page 522.
