WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part,does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvemenu thereon erected,
situate, lying and being LD»Ir at Greenport, Town of Southold, County of Suf—
folk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe set at the intersection of the southerly
line of Bridge Street with the easterly line of Sterling Place, and
running thence along said southerly line of Bridge Street, north
73°47' east, 84.86 feet to a concrete monument and land of Owens;
thence along said land of Owens, south 17032140" east, 71.39 feet;
thence along land of Coyle, south 72026'10" west, 84.84 feet to
the easterly line of Sterling Place; thence along said easterly
line of Sterling Place, north 17032'40" west, 73.39 feet to the
point or place of beginning; said premises comprise the northerly
part of lots 27 and 28 shown on "Map of Sterling Manor", filed in
the Suffolk County Clerk's office as map #53.
BEING the same premises conveyed to the party of the first part by
deed made by Stephen H. Coyle dated June 11,1959, recorded in the
office of the clerk of the County of Suffolk June 17, 1959, liber 4642
of conveyances at page 448.
SUBJECT to any state of facts an accurate survey might show.
SUBJECT to covenants, restrictions, easements, agreements and zon—
ing regulations of record, if any.
SUBJECT to a mortgage held by the Valley National Bank of Long Is—
land (successor to the First National Bank of Greenport) recorded
in said County Clerk's office in liber 3232 of mortgages, page 407.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.
