LaGRANT R. CHAPMAN, residing at Robinson Road, near the Village of
Greenport, in the Town of Southold, Suffolk County, New York,

STERLING HARBOR MARINA, INC„ a domestic corporation created under
and existing by virtue of the laws of the State of New York, having its
principal place of business in the Town of Southold, Suffolk County,
New York,

paid by the part y of the second part,do. hereby grant and release unto the
party of the second part, its successors and assigns forever,all
that certain plot, piece or parcel of land, situate, lying and being
near the Village of Greenport, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of Manhanset Avenue,
260.20 feet southerly along said westerly line from the southerly line
of Champlin Place, said point of beginning being the point where said
westerly line is intersected by ordinary high water mark of Sterling
Basin; from said point of beginning running along said westerly line of
Manhanset Avenue, three courses, as follows:
(1) South 34 degrees 57 minutes 20 seconds East 283.0 feet to a
monument; thence
(2) South 41 degrees 00 minutes 50 seconds East 453.40 feet to a
monument; thence
(3) South 60 degrees 56 minutes 50 seconds East 35.90 feet; thence
along land of the St. Agnes Cemetery, South 21 degrees 18 minutes 10
seconds West 800 feet, more or less, to said ordinary high water mark
of Sterling Basin; thence northwesterly and then northerly along said
high water mark of Sterling Basin about 1450 feet to the point of
beginning.
Containing about 8-1/2 acres, more or less.
BEING and intended to be the same premises conveyed to the parties
of the first part by deed dated January 23, 1957, and recorded in the
Suffolk County Clerks Office on January 31, 1957, in Liber 4252 of
deeds at page 305; and also the premises designated as "Parcel 2" in a
certain deed given by Carlotta Haneman to the parties of the first part,
said deed being. dated November 9, 1955, and recorded in the Suffolk
County Clerk's Office on December 14, 1955, in Liber 4039 of deeds at
page 230.
TOGETHER with all right, title and interest, if any, of the partie
of the first part in and to any land lying in the bed of any street, real
or avenue, open or proposed, in front of or adjoining said premises, to
the center line thereof, and all right, title and interest, if any, of
the parties of the first part in and to the adjacent lands under the
waters of Sterling Basin. 1

TOGETHER with the right, title and interest to the land now or

Secretary of State, Albany, New York, in Book of Patents No. 75 at page
SUBJECT to a certain mortgage executed by the parties of the first

ated January 23, 1957, and was recorded on the 31st day of January,
1957, in the Office of the Clerk of the County of Suffolk in Liber 2797
of Mortgages at page 392 and on which mortgage there is now due the sum
of $4,000.00.with interest thereon.at the rate of five (5%) percentum
per annum from the-1st day of January, , 1960, and that the party of
the second part hereby assumes and covenants to paysuch mortgage debt
and interest as part of the consideration for the conveyance.
