bounded and described as follows:
BEGINNING at the northeasterly corner of land conveyed by Bertha
S. Garde and Charles S. Sage to the party of the first part by Deed
dated 3/21/50, and recorded 4/8/50 in Liber 3066 c/p 82 1n the office
of the Clerk of Suffolk County; from said 8oint of beginning running
along the easterly line of said lend S. 16 56' 40" W. - 777 feet, more
or less, to the ordinary high water mark of Peconic Bay; thence north-
westerly along ordinary high water mark 28 feet more or less, to a
point 25.0 feet westerly from the last described line, measured at right
angles thereto; thence through said lend of the party of the first part
and passing through a monument N. 160 56, 40" E. - 760 feet, more or
less, to a monument and land of the parties of the second part; thence
along avid land of the parties of the second part S. 670 41t 40" E. -
25.11 feet to the point of beginning.
