ALL that tract or parcel of land situate, lying and being near Groenport,
in the Town of Southold, County of Suffolk and State of Now York, bounded
and doscribed as follows:
BEGINJING at a point on the easterly line of land of the party of the
first part and on the direct oxtonsion wastorly of the southerly line of
land of the party of the second part, said point being North 27 degrees
02 minutes 30 seconds West a distance of 16.10 feet from a monument on
said easterly line of land of the party of the first part, 529.99 feet
northerly along said lino from a monument on the northerly line of North
Road; from said point of boginning running on said extension westerly of
the southerly line of land of the party of the soaond part, South 56 de-
grees 43 minutes 10 seconds West a distance of 50.0 foot; thence along
land conveyed or about to be conveyed by the party of the first part to
Marston, North 26 degrees 10 minutes 40 seconds Wost a distance of ,
447.79 foot to ordinary high water mark of Long Island Sound; thence
along said ordinary high water mark, North 32 degrees 09 minutes 30 sea-
ends East a distance of 50.0 foot to land of the Village of Greonport> -
thence along the last described land, South 27 degrees 02 minutes 30 sec
ends East a distance of 467.90 foot to the point of boginning, coataini
ono-half acro, be the same, more or lass, according to survey of Otto W.
Van Tuyl & Son dated January 4, 1961.
The party of the first part makes no rap cos opt at ion as to any right o
way or any moans of access to said promises, it being understood and
agreed that the purchaser's access to said premises shall be over and
across c,remises upon which the purchaser is in possession of a right of
way from North Road to other promises of purchaser.
