Van Tuyl & Son, Licensed Land Surveyors, dated July 12, 1960, aro more particularly bounded and described as follows: BEGINNING at a monument on the northeasterly lino of Bay Shore Road at the westerly corner of Lot 35 and the southerly corner of Lot 34 as shown on a map entitled: "Amended Map A of Peconic Bay Estatoslr, filed in the Suffolk County Clerk's Office as Map No. 1124; from said point of beginning running along said Lot 34, North 45 degrees 47 minutes 20 seconds East a distance of 405 foot, more or less, to or- . dinary high water mark of Pipes Cove; thence southeasterly along said high water mark, 75 foot, more or loss, to land convoyed by the party of the first part to Patrick Fullan; thence along said land of Pullan, being thru Lot 36, as shown on said map, South 45 degrees 43 minutes 40 seconds West a distanco of 410 foot, more or less, to an iron pipe on said northeasterly line of Bay Shore Road; thence along said north- easterly lino of Bay Shore Road, 2 coursos, as follows: (1) North 61 degrees 11 minutes 30 seconds West a distance of 56.57 foot to a monument; thence (2) North 44 degrees 12 minutes 40 seconds West a distance of 21.37 foot to the point of beginning. TOGETHER with all the right, title and interest, if any, of the party of the first part, in and to the water and land undor water of Pipes Cove in front of and abutting said promises. TOGETHER with all the right, title and interest, if any, of the party of the first part, in and to the highway in front of and abutting said promises to the cantor line thereof. SUBJECT to covenants and restrictions of record, if any, provided the same do not prohibit the use of said premises for residential pur- posos. The party of the first part, the grantor herein, specifically consents to the filling in of so much of the area known as "Mepsonls iPond", as comprises part of the premises herein described.
