WITNFSSETHa that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot pine or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the own of Southold, County of Suffolk and State of New York, as
shown and designated on a certain map entitled, "Nap of Oreenport Shores, Section Cue,
Greenport, Town of Southold, New York" and filed in the office of the clerk of the
County of Suffolk on June.29th, 1950 as Map No. 1759, as and by the lot numbered 3
and thea outherly half of lot numbered 2 which said lot and part of lot when taken
togetherasone parcel and more particularly bounded and described as follows:
BBDINNDIG at a point on the easterly aide of Shore Drive distant 127.7 feet southerly
when measured along the easterly side of Shore Drive from the corner formed by the
intersection of the easterly side of Shore Drive and the southerly side of Shore11ots
Drive, which saidbeginning point is also where the dividing line betweenb and 4
on said map intersects the easterly side of Shore Drive; running THENCE north 6
degrees 19 minutes 20 seconds east along the easterly side of Shore Drive 75 feet;
THENCE south 83.degrees 40 minutes 40 seconds east 125 feet to laud now or formerly
of the Harry G. Steinmetz Estate; THENCE south 6 degrees 19 minutes 20 seconds west
along the land now or formerly of the Harry G. Steinmetz estate; 75 feet; THENCE
nobth 83 degrees 40 minutes 40 seconds west 125 feet to the easterly side of Shore
Drive at the point or place of beginning.
TOGETHER with a right of ingress and egress over the mad or street abatting said
premises to the nearest public highway.
SUBJECT to any state of fact an accurate survey might show.
SUBJECT to public utility easements.
SUBJECT to covenants and restrictions heretofore imposed by Greenport Shores, Inc.
in other conveyances of land located on the same map, as amended by an,agreement
dated September 2, 1952 recorded January 22nd, 1953 in Liber 3465 of conveyances
at page 356 in the Office of the Clerk of the.County of Suffolk, State of New York.
SUBNECT to a purchase money mortgage in the amount of $6,650.00 given by the party
of the second part to the party.of the first part as part of the consideration for
this conveyance. .
