does hereby grant and release unto the part y of the second part,
is heirs and assigns forever, all of the right, title and interest of the

ying and being on the north side of the North Road near Greenport, in the Town of
outhold, County of Suffolk and State of New York, and generally bounded and
ascribed as follows:-
BEGINNING at a point on the northerly side of the North Road which point
is the southeasterly corner of lands now or formerly of William Clark, running
thence in a northerly direction and then westerly along the easterly and
northerly lines of lands of Clark to the easterly line of lands of the Village
of Greenport, running thence in a general northerly or northeasterly direction
along the easterly line of lands of the Village of Greenport to the lands now of
McCann, thence easterly along lands of McCann to the westerly line of lands
of Pelsey, formerly Francisco; thence southerly along lands last mentioned
to the northerly line of the North Road and westerly along the northerly line
of the North Road to the point or place of beginning. Said premises containing
by approximation, 13, acres, more or less.
EXCEPTING therefrom all that tract or parcel of land bounded and described
as follows:- Northerly by lands formerly of Sarah E. Conklin 55 feet, easterly
by other lands formerly of Sarah E. Conklin 130 feet, southerly by the North
Road 55 Feet and westerly by other lands of Sarah E. Conklin 130 feet,
SUBJECT to an easement or right-of-way of a strip of land I feet in width
lying to the west of the lands herein excepted and extending in a northerly
