THIS INDENTURE,made the day of December ,nineteen l mdred and sixty—two
BETWEEN E. LIONEL PAVLO, residing at 354 East 51st street, New York 'y

party of the first part,and BENJAMIN SCHAEFER, residing at 65 Brook Street,
Jy Garden City, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
fyingandbeingfathe at Arshamomaque, Town of Southold, County of Suffolk
and State of New York, to wit: Lot 73 and 74 as same are designated
and appear on a certain map entitled, "Revised Map of Peconic Bay
Estates", which said map was made by Otto W. Van Tuyl, Engineer &
Surveyor of Greenport, New York, agd.*w filed_ill tbe, office of the
Clerk of Suffolk County, New York,"d'The o o smaMloned in
the above described map as one parcel are bounded and described as
follows:
BEGINNING at a point on the easterly side of Bayshore.Road where it
is intersected by the division line between lots 74 and 75 on said map;
running thence North 160 59' 20" West along the easterly side of Bay—
. shore load 100 feet to a point where it is intersected by the division
line between lots 72 and 73 on said map; thence North 730 00' 40" East
along the division line between lots 72 and 73 on said map 175 feet to
a point on the bed of Peconic Bay; thence South 160 59' 20" East in
the bed of Peconic Bay and parallel with Bayshore Road 100 feetto the
division line between lots 74 and 75 on said map; thence South 730 00'
40" West along said line between lots 74 and 75 on said map 175 feet to
the easterly side of Bayshore Road, the point or place of beginning.
SUBJECT to any state of facts an accurate survey might show.
SUBJECT to covenants and restrictions of record, if any, affecting
said premises.
SUBJECT to building regulations and zoning ordinances adopted by
the Town Board of the Town of Southold.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads shooting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid
SAND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
,'any other purpose.
