grant and release unto the party of the secoad part, their heirs, and assigns forever,
ALL that certain plot, piece or parcel of load, with the buildings and improvements thereon everted, situate

described as follows:
BEGINNING at a point on the south side of Shore
Drive as the same is laidoutand shown upon a Map of Greenport Shores,
Section 1, Greenport, Town of Southold, Suffolk County, New York, filed
in the County Clerk's Office on June 29, 1950 as Map 41759, where the
same is intersected by the westerly line of Lot #25 as shown on the said
map. which point is also the northwest corner of said Lot #25, running
thence South 50 degrees 38 minutes 30 seconds West along a line in
continuation westerly of the southerly side of Shore Drive, 100 feet;
running thence South 39 degrees 21 minutes 30 seconds East 150 feet more
or less to the high water mark of Pipes Cove; running thence easterly
along the high water mark of Pipes Cove about 100 feet to the point on
said high water mark where the same is intersected by the westerly
boundary line (or the continuation southerly thereof) of Lot #25; running
thence North 39 degrees 21 minutes 30 seconds West 150 feet to the point
or place of beginning.
TOGETHER with an easement over that portion of
land adjoining the premises herein on the north which would constitute a
prolongation of Shore Drive in a westerly direction and over Shore
Drive to the nearest public highway.
TOGETHER with all of the right, title and
interest of the party of the first part, if any, of, in and to the land
lying beyond the high water mark of pipes Cove and the waters thereof
in front of thesaid premises as far as the right or title of the party
of the first part may extend.
