Rosenberg, residing at East Marion, New York m a party of the second part, Wnt0fid j, that the part les of the first part,in consideration of the am of Ten k no/100 (i10) . . . . . . . . . . . . . . . . . . . . . . pollars, lawful money of the United States, and other good and valuable consideration paid by the part y of the second part do hereby grant and release unto the part y of the second part, his heirs and assigns forever, that certain tract, piece or parcel of land situate on the south- erly line of Champlin Place in the Village of Greenport, Town of South- old, Suffolk County, New York, bounded and described as follows:- BEGINNING at a point on the southerly line of Champlin Place 100.11 feet easterly along said southerly line from Atlantic Avenue, being the northeasterly corner of land of Aanestad and running thence along said southerly line of Champlin Place north 69 degrees 42 minutes east 131.89 feet to land formerly of Delafield and now of the party of the second pert; thence along said land formerly of Delafield, south 8 degrees 59 minutes 30 seconds east 70 feet more or less to the ordinary high water mark of Sterling Creek; thence along said high water mark westerly about 70 feet and then southerly about 150 feet to the northerly line of Bridge Street; thence along said northerly line of Bridge Street south 73 degree 46 minutes 40 seconds west 40 feet,more or less,to land of Ormond; thence along said land of Ormond, land of 6lipp and land of others north 17 degrees 33 minutes 20 seconds west 227.29 feet to the point or place of beginning. EXCEPTING from said described premises, however, so much thereof as has already been conveyed by the parties of the first part to the party of the second part by a deed dated July 14, 1956 and recorded in the Suf- folk County Clerk's office on August 17, 1956, liber 4163 of deeds at page 437.
