situate, lying and being near Greenport, in the Town of Southold, County of Suffolk
and State of New York, and bounded and described as follows:--
BEGINNING at a point on the northerly line of Manhanset Avenue at the
southeasterly'corner of land of Herbert Fordham; running thence along
the westerly line of a certain 20 foot strip of land, North 5 degrees 09
minutes 10 seconds West 633.41 feet;-thence North 39 degrees 46 minutes
50 seconds West 204.75 feet to a point in theheadof a certain strip of
meadow; thence through said meadow, North 84 degrees 23 minutes 10
seconds West 192.80 feet; thence in general northwesterly direction
along the center of-a meadow ditch or gutter about 1250 feet to the main
gutter or creek leading to Sterling Creek; thence in a general easterly
direction along the center of a meadow ditch or gutter about 560 feet;
thence in a general northerly'direction along'the center of a meadow
ditch or gutter about 370 feet; thence in a general easterly direction
along the center of a meadow ditch or gutter about 300 feet; thence in
a general southerly direction along the center of a meadow ditch or
gutter about 325 feet; thence along the center of a meadow ditch or
gutter South 39 degrees 39 minutes East 160 feet; thence along an
irregular woodland ditch to a point on said ditch which is South 30
degrees 51 minutes 50 seconds East 261.59 feet froxnthe initial point
of this course; thence partly along the center of a meadow ditch or
gutter and partly through Little Gull Pond South 28 degrees 34 minutes
East 193 feet; thence in a general northeasterly direction through the X

center of Little GullPond about 300 feet to the westerly shore of G111
Pond (all of the above-described lines being along land of said Herbert
Fordham); thence southerly along said westerly shore of Gull Pond
about 625 feet to land of Inez Fordham; thence along said land of Inez
Fordham and a woodland ditch, three courses, as follows:-
1. South 82 degrees 55 minutes West 130 feet, more or less; thence
2. South 77 degrees 11 minutes Nest 55.6 feet; thence
3. North 89 degrees 25 minutes West 123.0 feet to the easterly
line of said 20 foot strip of land; thence along the easterly line of
said 20 foot strip of land and along land of said Inez Fordham South
5 degrees 09 minutes 10 seconds East 639.10 feet to said northerly
line of Manhanset Avenue; thence along said northerly line of Man-
hanset Avenue, two courses, as follows:-
1. North 87 degrees 05 minutes West 12.45 feet to a deflection in
said line; thence
2. North 67 degrees 48 minutes 50 seconds West 8,62 feet to the
point of beginning.
Containing about 11,2 acres of woodland and about 10,3 acres of meadow,
by survey made by Otto W. Van Tuyl dated December 26, 1941.
TOGETHER with all riparian rights in and to the waters and bottom
lands of Little Gull Pond and Gull Pond which are adjacent to said uplands
herein described,
