THIS INDENTURE, made the/fday of July, 19609 between
J GRACE A. BOKEN, residing at 147 Central Avenue, Greenport, Suffolk
�0 County, New York, and RICHARD L. POWELL, residing at Main Street,
Greenport, Suffolk County, New York.
WHEREAS, by Agreement dated May 279 1959 and recorded on
e July 20, 1959 in the Suffolk County Clark's office in Libor 4661

of Deeds at Page 145, Robert H. Preston and LaGrant R. Chapman
contracted to convey certain premises described in said Agreement
to Richard L. Powell and Grace A. Powell, his mother, and
WHEREAS, the said premises were thereafter conveyed by the
said Robert H. Preston and LaGrant R. Chapman to Richard L. Powell
by Deed dated December 17, 1959 and recorded in the Suffolk County
Clerk's office on January 14, 1960 in Liber 4755 of Deeds at
Page 102,
NOW, THEREFORE, WITNESSETH, that the said Grace A. Boken in
consideration of a sum of One (#1.00) dollar lawful money of the
United States to her duly paid by the said Richard L. Powell, the
receipt whereof is hereby acknowledged, does hereby grant, remiss
and release unto the said Richard L. Powell, his heirs and as-
sign forever, all of her right, title and interest in said Agree-
ment dated May 279 1959, and
The said Grace A. Boken doss hereby remiss, release and quit-
claim unto the said Richard L. Powell, his heirs and assigns for-
aver, all that certain plot, piece or parcel of land situate near
he Village of Greenport, in the Town of Southold, County of
Suffolk and State of New York, more particularly described as
follows
BEGINNING at an iron pipe on the westerly line of a pro-
posed 50 foot highway to be known as "Robinson Road" said
westerly line beginning at a point on the southerly aline of
Champlin Place 280 feet westerly along said southerly line
from Manhanset Avenue, and running south 31 degrees 24
minutes 40 seconds east 125.0 feet to the point of beginning
of the premises; said point of beginning being the southeasterly

corner of land now or formerly of Truman H. Cook and wife ;
from said point of beginning running along said westerly line
of "Robinson Road" , south 31 degrees 24 minutes 40 seconds
east 125.0 feet to the northerly line of said "Robinson
Road" ; thence along said northerly line of "Robinson Road",
south 58 degrees 35 minutes 20 seconds west 100.0 feet to
land now or formerly of dilliam T. Bie and wife ; thence
along said land of Bie, north 31 degrees 24 minutes 40
seconds west 125.0 feet to an iron pipe and said land of
Cook; thence along said land of Cook, north 58 degrees 35
minutes 20 seconds east 100.0 feet to the point of beginning.
Together with a right of way over said "Robinson Road"
from the southwesterly corner of the premises easterly and
then northerly about 350 feet to Champlin Place.
Being and intended to be the same premises conveyed to
Richard L. Powell by Deed dated December 17, 1959 and re-
corded in the Suffolk County Clerk's office on January 14,
1960, in Liber 4755 of Deeds at Page 102.
To have and to hold the premises herein granted to the
said Richard L. Powell, his heirs and assigns forever.

IN WITNESS WHEREOF, the said Grace A. Boken has hereunto set
her hand and seal the day and year first above written.
