Preston and La Grant Chapman, both residing at Greenport, New York party of the second part, WI7WE35ETM,that the party of the first part,in eonsidenfion of the sum of one and no/100 (41,00) . . . . . . . . . . . . . . . . . . . . dolhua, lawful money of the United States,and other good and valuable consideration paid - by the party of the second part,does hereby grant and release unto the.party of the se,ord part,the heirs or successors and assigns of the party of the second part forever, ALL that eertain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and being in the Village of Greenport, Town of Southold, County of Suf- folk and State of New York, bounded and described as follows: BEGINNING at a point on the corporation line of the Village of w Greenport where said line is intersected by the westerly line of Beach m u Road as widened by the Town of Southold on November 30, 1954; and ac running along said corporation line, south 54 degrees 33 minutes 50 seconds east 10.30 feet to the westerly line of Beach Street; thence southwesterly along said Beach Street on a curve to the right having a radius of 170.0 .feet, a distance of 189.71 feet to land conveyed by Herbert Fordham to said Village of Greenport by deed dated 5-27-40 and recorded in liber 2430 page 326; thence along said land, north 66 degrees 53 minutes 20 seconds west 85.66 feet to land conveyed by said Herbert Fordham to Henry Tasker; thence along said land, north 21 degrees 06 minutes 40 seconds east 111.80 feet to ordinary high water mark of Sterling Creek; thence along said high water mark, north- erly and then westerly about 800 feet to land of said Town of Southold; thence along said land, north 33 degrees 10 minutes east about 290 feet to the southerly line of said Beach Head; thence along said Beach Road, 5 courses, as follows: (1) easterly on a curve to theleft having a radius of 446.0 feet, a distance of 283.15 feet; thence (2) south 83 degrees 15 minutes 10 seconds east 113.47 feet; thence (3) SE4468 PAGE392 r southerly on a curve to the right having a radius of 77.0 feet, a distance of 106.03 feet; thence (4) south 4 degrees 21 minutes 20 seconds east 267.11 feet; thence (5) southerly on a curve to the right having a radius of 160.0 feet, a distance of 69.25 feet to the point or place of beginning. TOGETHER with all of the right, title and interest, if any, of the parties of.the first part in and to the land under the waters of terl- Ing Creek abutting the premises to the northerly line of said property conveyed to Henry Tasker, and also together with whatever further rights the parties of the first part may have of, in and to the land under the waters of Sterling Creek. The westerly boundary of the inter- est of the parties of the first part of, in and to said land under water, shall be the extension of the easterly line of the land of the Town of Southold, adjoining the premises hereby conveyed.
