ALL that certain plot, piece or parcel of land situate, lying and
being at Arshamomaque in the Town of Southold, County of Suffolk and
State of New York, bounded and described as followst
BEGINNING at a point on the westerly line of Bay Shore Road formed by
the intersection of said westerly line and the line dividing lots #95 and
96 as shown on a certain map entitled, "Amended Map A, Peconic Bay Es-
tates", which said map was filed In the Office of the Clerk of Suffolk
County May 19, 1933 as map #1124,' and from said point of beginning runnin
thence in a westerly directionalong the southerlyline of lot #95 as
shown on said map a distance of 125 feet; running thence in a northerly
direction along the westerly lines of lots #95 and 96 as shown on said
map a distanceof75 feet to a point; running thence on a line parallel
to the northerlyline of said lot #95 and at all points equi-distant 25
feet therefrom 125 feet in an easterly direction to a point on the west-
erly line of Bay Shore Road; running thence along the westerly line of
Bay Shore Road a distance of 75 feet in a southerly direction to the poin
or place of beginning.
BEING and intended to be all of lot #95 and the southerly one-half of
lot #94 as shown on said map and being and intended to be a portion of
the premises conveyed to the seller by Kerwin & Kerwin, Inc., by a deed
dated January 16, 1950 and recorded in the Office of the clerk of Suffolk
County on the 15th day of March, 1950 in liber 3055 of deeds at page 171.
SUBJECT to restrictions, covenants, reservations and conditions and
rights of way, which may be of record affecting the described premises.
SUBJECT# further, to the following restriction; that neither the
Parties of the second part nor the hairs or assigns of the parties of the
second part shall erect or permit the erection upon any portion of the
.premises any building other than a single detached dwelling house for oc-
cupancy exclusively as a residence by one family and containing a floor
area of not less than 600 square feet, and except a private garage.
