BEING and intended to be all of lot #95 and the southerly one-half of lot #94 as shown on said map and being and intended to be a portion of the premises conveyed to the seller by Kerwin & Kerwin, Inc., by a deed dated January 16, 1950 and recorded in the Office of the clerk of Suffolk County on the 15th day of March, 1950 in liber 3055 of deeds at page 171.
