• BEGINNING at an iron pipe on ordinary high water mark of Peconic -
Say, 152 feet, more or less, southerly along said high water mark from
the point where said high water mark would be intersected by the
southerly line of Island View Lane, said point of beginning being the
southeasterly corner of land of Martocci; from said point of beginning

part and with other persons to whom the party of the first part has con-
veyed or,may convey to use for purposes of ingress, egress, parking,
general beach use; the following described parcel of land: Beginning at
a point on the southerly line of said proposed highway to be known as
1-Island View Lane11, at the northeasterly corner of land conveyed by the
party of the first part to Greer, said point of beginning being S. 230

feet; thence along land of the party of the second part and others four

along ordinary high water mark of the creek to the southeasterly corner
of said land of Melvin Greer, being N. 830 22' W. - 91.38 feet from the
last described point- thence along said land of Melvin Greer twg courses
as follows: (1) N. 73 50. 30" W. - 130.0 feet ; thence (2).N. 11 10' 30"
W. - 167.85 feet to the point of beginning. Except, however, that the
party of the first part reserves the rightto raise a bulkhead along
said beach if he so desires in the future, while still providing, how-
ever, adequate general beach use to the party of the second part.
SUBJECT to zoning regulations and ordinances of the Town of Southold
Suffolk County, New York.
This conveyance is subject to the following restrictions:

.i 1. No building shall be erected on the said premises within Your (4)
feet of the northerly or southerly line thereof.
2. No livestock: except domestic pets, shall�be kept on the said
premises, and no breeding of livestock, domestic pets or birds
shall be permitted thereon.
3. No trees shall be removed from said premises except to allow for
erection or expansion of buildings, and except such trees as may
require removal because of disease or other hazard.
4. No building other than a private dwelling for one family and private
garage shall be erected on said premises.
5. No building or buildings shall be erected on said premises unless
said building shall be of standard construction and all materials
on the outside thereof shall be new material.
SUBJECT to a right of way of the seller and others over the
following described premises:
BEGINNING at a point on the ordinary high water mark of Peconic
Bay which is 200 feet southerly from the southerly line of Horton Barr;
running thence through the "Beach Area" S. 760 30' 00" W. - 50 feet;
thence through a right of way N. 580 44' 00" W. - 100.82 feet; thence
still through said right of way W, 110 101 30" W. - 40.1 Peet to a
point; thence S. 600 46t E. - 163.88 feet to the point or place of be-
ginning. .
