ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
PARCEL I BEGINNING at a point on the westerly side of the easterly branch
of a 25 foot private road known as Elsworth Circle, also referred to
as Cove Circle, said westerly side being about 112.50 feet westerly
from the southeasterly boundary of land of Ashby and about 280 feet
westerly from westerly side of Sixth Street, said point of beginning
being about 373 feet southerly from the northerly boundary of said
land of Ashby and said point of beginning being distant 304.43 feet,
measured on a course having a bearing of South 730 52' 50" West from
the point where the westerly side of Sixth Street is intersected by the
northerly side of land now or formerly of Simpson, and from said point
of beginning
running thence along the westerly side of said private road, South
60 56' 50" West, 180 feet;
thence on a curve bearing to the right having a radius of 22.50 feet
a distance of 45.86 feet;
thence South 330 43' 30" West, 142.50 feet to the ordinary high
water mark of Pipe Cove;
thence along said high water mark North 560 16' 30" West, 100 feet;
thence along other.land of Ashby the following three courses:
1) North 330 43' 30" East, 105 feet;
2) North 270 03' 50" East, 99.26 feet;
3) North So 15' 00" East, 95.34 feet;
thence along land now or formerly of Maurer, South 830 03' 10" East,
102.50 feet to the point or place of beginning.
ARCEL II ALL that certain piece or parcel of land, together with improvements
thereon, situate, lying and being in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at the point of beginning of Parcel One herein described
and running thence South 830 03' 10" East, 12.5 -feet to the center of
said 25 foot private road;

thence along said center line, South 60 56' 50" West, 180 feet;
y thence on a curve bearing to the right having a radius of 35 feet
distant 71.34 feet, %to the easterly side of Parcel One;
thence along.said Parcel One, the following three courses and
�o distances:
1) North 330 43' 30" East, 12.5 feet;
2) on a curve to the left having a radius of 22.5 feet, a distance
of 45.66 feet;
3) North 60 56' 50" East, 180 feet to the point or place of beginning.
PARCELS I and II are the same parcels described in deed dated
October 24, 1957 to the grantors herein from Franklin C. Ashby and
Janet M. Ashby, his wife, recorded in the Office of the Clerk of
Suffolk County, on January 16, 1958, in Liber 4416, page 436.
TOGETHER with:--
(1) a perpetual right-of-way or easement in, upon and over the 25
foot wide area designated "25' Private Road" and extension marked
"Clark Street" to the West of Sixth Street, 50 feet in width between
the premises marked Nichols and Simpson and 25 feet in width between
j Lots marked "11" and "12", as shown on Map of Lots laid out for
Frank Ashby at Greenport, N.Y., dated April 18, 1958, by Otto W.
Van Tuyl & Son, and
(2) all the right, title and interest, if any, of the grantors
herein in and to that part of a grant of land under water lying between
the extension southerly of the south lines of Parcel I and extending
about 500 feet southerly into Pipes Cove, also shown on said Map of
Lots laid out for Frank Ashby; and
it
SUBJECT TO:--
1.) PARCEL II is subject to the right and use of others as a right-
0f-way of ingress and egress;
2.) Reservation to the former owners of the right to dedicate the
said strip of land hereinbefore described as Parcel II, to any municipal
corporation or an association of owners of Cove Park, should one be
. formed for road purposes, and to grant to others and reserve unto
the former owners the right to use said land for general road purposes
(including the right to permit utilities, easements, etc.);
3.) PARCEL I is subject to a right-of-way along a strip bounded
on the north by the north boundary of Parcel 2, and 5 feet in width
from said north boundary for use by others solely as a foot path and
not for vehicles of any sort for both ingress and egress.
