party of the first part,and JJLIE A. LAURIA, residing at 89-11 Vanderveer Street,
Queens Village, New York
party of the second part,
WTrNFSSETH,that the party of the first part,in consideration of Tea Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York.
Hounded and described as follows:
BEGINNING at a point in a line extending south 6 degrees 19 minutes 20 seconds
west from the northwesterly corner, of the land now or formerly of the Harry G.
Steinmetz Estate, which point of beginning is distant 483.75 feet southerly.from
the said land of Steinmetz; running thence south 6 degrees 19 minutes 20 seconds
west a distance of 75 feet; thence north 83 degrees 40 minutes 40 seconds west
125 feet; thence north 6 degrees 19 minutes 20 seconds east 75 feet;. thence south
83 degrees 40 minutes 40 seconds east 125 feet to the point or place of BEGINNING.
Being and intended to be Lot 10 and the northerly one-half of Lot 11 on a
certain map entitled. "Map.of Greenport Shores, Section la as prepared by Otto IV.
Van Tuyl, licensed land surveyor, Greenport, New York and filed in the Suffolk.
County Clerk's Office as Nap Na. 1759.
Together with a right of ingress and egress over the road or street abutting said
premises to the nearest public highway.
SUBJECT to any state of facts an accurate survey might show.
SUBJECT to covenants and restrictions heretofore imposed by Greenport Shores Inc.
in other conveyances of land located on the same map, as amended by an agreement
dated September 2. 1952 recorded January 22nd, 1953 in Liber 3465 of conveyances
at page 356 in the office of the Clerk of the County of Suffolk, State of New
Y ork.
SUBJECT-to"a purchasemoneymortgage in the amount of $6.19pp,00 given by the party
of the second part to the party of the first part as part of the consideration for
this conveyance„ and intended.to be recorded'simultaneously herewith. 4
Being the same premises conveyed to the party of the first part by Fred Won iced al
TOGETHER with all right,tide and interest,if any,of the party of the first part in and to any streets and.
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to mid premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
` the party of the second part forever. '

AND the party of the first part covenants that the patty of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cast of the improvement and will apply
the same first to the payment of the cost of the Improvement before using any part of the total of the sante for
any other purpose.
