THIS INDENTURE,made the 26th day of November incteen hundred and sixty-two,
BETWEEN CHARLES B. GREGORY, residing at 361 Harvard Road, Garden
-- _ City, New York, and PETER J. DOYLE, residing at 952 Van Buren
Street, Franklin Square, New York,
Party of the first pare,and EDWIN H, KING, residing at Orient, in the Town
of Southold, County of Suffolk and State of New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
—-- or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying avd being iaaLa near the Village of Greenport, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the southerly line of the North Road one
hundred fifty-seven (157) feet northeasterly along said line from a
granite monument at a former angle in said line about one hundred fifty
(150) feet northeasterly from the house on land recently conveyed by
said EMS Brown to Edwin H. King; rlmniTT��B8 thence along said southerly
line of North Road, north thirty-six (36) degrees, thirty-three (33)
minutes, twenty (20) seconds east one hundred (100) feet to land of
the Village of Greenport; thence along said land of the Village of
Greenport, two courses, as follows,
1. South fifty-three (53) degrees, twenty-six (26) minutes, forty
(40) seconds east four hundred nineteen and eighty-five hundredths
i (419.85) feet; thence _
2, South eighteen (18) degrees, thirty-seven (37) minutes, zero
(00) seconds west one hundred five and eleven hundredths (105.11) feet
to said land of Edwin H. King; thence along said land of Edwin H, King,
north fifty-three (53) degrees, twenty-six (26) minutes, forty (40)
seconds west four hundred fifty-two and twenty-two hundredths (452.22)
feet to the point of beginnings Containing about One (1) Acre.
BEING the same premises conveyed by party of the second part to
party Of the first part by a deed dated June 24 1958 and recorded in
the Suffolk County Clerks office on June 25, 158, in Liber 4477 of
Deeds at page 114.
TOGETHER with all right,rills and interest,if any,of the party of the fust part in and to my streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second par[,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section,13 of the Lien law,covenants that the party of
the first part will receive the consideratiou for this conveyance and will hold the tight to receive such consid-
cation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first M the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows:that said party of the first part is seized of the said
premises in fee simple,and has good right to convey the same;that the party of the second part shall quietly
enjoy the said premises;that the said premises are free from incumbrances, except as aforesaid; that the -
party of the first part will execute or procure any further necessary assurance of the title to said premises;and
that said party of the first part will forever warrant the title to Said premises.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture art requires.
