paid.by the part Sea of the second part,does hereby grant and release unto the
parties of the second part, their heirs and assigns forever, all
that treat or parcel of land situate at Arshamomaque in the Town of
Southold, County of Suffolk and State of New York, known and designated
on a certain map entitled "Amended Map A, Peconic Bay Estates", dated
May 12, 1933and filed in the office of the clerk of the County of
Suffolk as Map No. 1124, as Lots Numbers Ons Hundred One (101), One
Hundred Two (102) and One Hundred Three (103).
Subject to easements and rights of way which may be of record
affecting the said premises.
Subject, too, to the following restrictions: that neither the
parties of the second part nor their heirs nor assigns shall erect
or permit the erection upon any portion of the said premises any
building other than two single detached dwelling houses for occupancy
exclusively as residences by one family only and containing a floor
area of not less than 600 square feet, and except a private garage
for each house.
Said premises being and intended to be portion of the premises
conveyed to the party of the first part by deed dated January 16, 1950
and recorded in the Suffolk Court y Clerk's office in Liber 3055 of
Deeds at page 171.
