LIBER4873 PAGE 567 THIS INDENTURE,made the 9th day of September ,nineteen hundred and Sixty BETWEEN GREENPORT SHORES INC. a New York Corporation With an office at 358B Nid-Island Shopping Plaza, Hicksville, New York party of the first part,and WILL.IAY 'ROSOI[MAND RUTH NOXHNEW, his wife, residing at 118-27 - 203rd Street, St. Albans, New York party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon created,situate, lying and beingxgUI at Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point in a line extending south 6 degrees 19 minutes 20 seconds west from the northwesterly corner of the ]and of the Harry G. Steinmetz Estate, which point of beginning is distant 258.75 feet southerly from the said northwesterly corner of said land of Steinmetz; running thencee-south.6.degrees 19 minutes 20 seconds west a distance of 75 feet; thence Westerly at right angles to the said last mentioned course 125 feet; thence north 6 degrees 19 minutes 20 seconds east 75 feet; ,. thence easterly 125 feet to the point or place of beginning. TOGETHER with a right of ingress and egress over the road or street abutting said premises to the nearest public highway. Van Tuyl, licensed land surveyor Greenport, New York and filed in the Suffolk County Clerkly office as map No. 1759 SUBJECT to any state of facts and accurate survey might show. SUBJECT to public utility easements. SUBJECT to covenants and restrictions heretofore imposed by Greenport Shores Inc. in other conveyances of land located on the same map, as amended by an agreement dated September 2, 1952 recorded January 22nd, 1953 in Liber 3465 of conveyances at page 356 in the office of the Clerk of the County of Suffolk, State of New York. SUBJECT to a purchase money mortgage in the amount of $6,000.00 executed and delivered by the parties of the second part to the party of the first part as part of the consideration for this conveyance and intended to be recorded simultaneously herewith.
