paid by the party of the second part,do hereby grant and release unto the
part y of the second part, her heirs and assigns forever,all
that certain piece or parcel of land situate at or near Arshamomoque,
in the Town of Southold, County of Suffolk and State of New York, bounds
and described as follows: On the East by land now or formerly of Frank
R. Russel-, on the North by Long Island Sound; on the West by land now
or formerly of Evelyn F. Harkey; on the South by North Road said parcel
measuring 150.27 feet along North Road, the Easterly line being 901.62
feet West from the Westerly line of land formerly of A. M. Tasker as
measured along the Northerly line of North Road; the Easterly am
Westerly lines of the above described premises being parallel to each
other and also parallel to the Westerly line of land formerly of A. M.
Tasker; said parcel consisting of Lots Nos. 24, 25, and 26, as shown on
an unfiled map of Sound Shore Property of Young & Talmage, made by Otto
W. Van Tuyl, L.S., of Greenport, New York, on April 11, 1925, amended
July 14, 1944.
TOGETHER with all the right, title and interest, if any, of the
parties of the first part in and to North Road and Long Island Sound ly-
ing in front of and adjacent to the above described premises--j-
AND
remisesXAND the party of the second part for herself, her distributees or
assigns, does hereby covenant and agree to and with the parties of the
first part} their distributees and assigns, that neither the party of th
second part nor her distributees or assigns shall or will erect more
than one dwelling on any portion of the above described premises having
less than 150 feet frontage on Long Island Sound or a similar frontage
on North Road, said covenant to run with the land.
