of land, with the buildings and improvements thereon erected, situate, lying
and being near the Incorporated Village of Greenport, Town of Southold, County
of Suffolk and State of New York, known and designated as Lot No. 22 on "Map
of Washington Heights situate at Greenport, New York", which map was filed
in the Suffolk County Clerk's office on December 29th, 1927, as Map No. 651.
SUBJECT to zoning ordinances and building restrictions and
regulations, if any of the Town of Southold and to covenants and restrictions
of record, if any, insofar as the same may be applicable to and effect said:
premises.
SUBJECT to any state of facts an accurate survey may show pro-
vided the same does not render the title unmarketable.

of the first part by deed dated May 12, 1949, and recorded in the Suffolk County
