WITNESSETH, that the party of the first part,in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain pint, piece or parcel of land, with the buildings and improvements thereon erected,
situate,lying and being nLift near Greenport in the Town of Southold, County of
uffolk and State of New York, known and designated as the southerly half
:of lot 56, and all of lot 57, on a certain map entitled, "Amended Map A,
'Peconic Bay Estates, Situated at Arshamomaque, Town of Southold, N.Y.,
,Otto '11. VanTuyl, Land Surveyor' , and filed in the Office of the Clerk of
:the County of Suffolk on May 19, 1933, as map number 1124, and bounded
land described according to said map as follows:
EGINNING at a point on the easterly side of Bayshore Road, where the
Isame is intersected by the division line between lots 57 and 58 as shown
on said map; running thence along the easterly side of Bayshore Road,
north 23`51' west, 75 feet; running thence through lot 56, as shown on
said map, north 66`09' east, 155 feet to Peconic Bay; running thence
along said Peconic Bay, south 23°51' east, 75 feet to the division line
between lots 57 and 58 as shown on said map; running thence along said
division line, south 66009' west, 1y5 feet to the easterly side of
ayshore Road at the point or place of beginning.

EING and intended to be the same premises conveyed to the Seller by
deed made by George J. Sebesta & Harriet A. Sebesta, his wife, dated
mLarch 23, 1959, recorded in the Office of the Clerk of Suffolk County

UBJECT to a Bond and h".ortgage made by JAMES RG iANELLI, the Grantor herein

on March 24, 1959, recorded in the Suffolk County Clerk's Office at Liber
113187 page 241 of B:ortgages, in the record sum of $18,000.00, but now
