Brown, residing at Greenport, New York, party of the first part,and Claudio Giovannelli and Frederick I,. Schultze, of 0 300 Front Street, Greenport, New York, as tenants in common, e am party of the second part, WITNESSETH,that the party of the first part,in consideration of Jne ($1.00) Dollar , lawful money of the United States, and other good and valuable consideration paid by the party of the secondpart, does hereby grant and release unto the Party of the second part, their heirs and assigns forever, ALL that certain plot,Ve or parcel of land with the buildings and rovements thereon erected, iwate, lying and being in the own of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a concrete monument set on the southerly line of the Main Road (State Rt. 25) at the northwesterly corner of land of the party of the first part and the northeasterly corner of land now or formerly of Johnson; running thence along the southerly line of said Main Road, north 77 degrees 54 minutes 40 seconds east, 200 feet; thencealongother land of the party of the first part, two courses, as follows: (1) south 1 degree 20 minutes 30 seconds west, 300 feet; thence (2) south 77 degrees 54 minutes 40 'seconds west, 200 feet to said land of Johnson; thence along said land of Johnson, north 1 degree 20 minutes 30 seconds east, 300 feet to the point or place of beginning. SUBJECT to any state of facto an accurate survey might show. SUBJECT to covenants, restrictions, easements, agreements and zoning restrictions of record, if any. SUBJECT to the restriction that no commercial building or structure shall be erected on said premises- within`75 feet of the southerly line of the Main Road; no major repair work shall be performed in the open; no automobile(s) or automobile parts, dismantled or damaged vehicles or similar articles shall be stored in the open in front of building(s) or structure(s), except that gasoline pumps and/or island pump installations, and advertising signs shall not be considered as structures subject to the above set-baok restriction. BEING and intended to be part of the premises conveyed to the party of the first part by deed made by Michael W. Santacroce dated February 29, 1952 and recorded in the Suffolk County Clerk's office March 6, 1952, liber 3327 of conveyances, page 109.
