ALL that tract or parcel of land, situate, lying and being at
Arshemomaclue, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot 37 and the southerly one-lialf of
Lot 36, as shown on a certain map entitled •Amended Map A of Peconic
Ray Estates", which premises, according to survey by Otto W. Van Tuyl
& Son, Licensed Land Surveyors, dated July 12, 19600 are more parti-
cularly bounded and described as follows:
BEGINNING at a monument on the northeasterly line of Nay Shore
Road at the westerly corner of Lot 38 and the southerly corner of Lot
37, as shown on a map entitled "Amended Map A of Peconic Bay Estates",
filed in the Suffolk County Clerk's Office as Map No. 1124; from said
point of beginning running along said northeasterly line of Bay Shore
Road, North 61 degrees 11 minutes 30 seconds West, a distance of 77.93
feet; thence thru Lot 36, as shown on said map, North 45 degrees 43
minutes 40 seconds East, a distance of 440 feet, more or leas, to ordi-
nary high water mark of Pipes Cove; thence southeasterly along said
ordinary high water mark, 7$ feet, more or less, to said Lot 389thence
along said Lot 38, South 4$ degrees 47 minutes 20 seconds West, a
distance of 415 feet, more or lees, to the point of beginning.
TOGETHER with ell the right, title and interest, if any, of the
party of the first part, in and to the water and land under water of
Pipes Cove in front of and abutting said promisee.
TOGETHER with all the right, title and interest, if any, of the
party of the first part, in and to the highway in front of and abutting
said premises to the Center line thereof.
SUBJECT to covenants and restrictions of record, if any, provided
the same do not prohibit the use of said premises for residential
purposes. The party of the first part, the grantor herein, apecifically
consents to the filling in of so much of the area known as "popson{a
pondu as comprises part of the premises herein described.
Said map referred to herein was filed in the Suffolk County
Clerk's Office on the 19th day of May, 1933, as Map No. 1124.
