Beginning at a concrete monument set on the easterlyline of a
hproposed 50 foot highway to be known as ''Robinson Road", said
easterly line beginning at a point on the southerly line of Champ-
lin Place, 230.0 feet westerly along said southerly line from
Manhanset Avenue and running south 31 degrees 24 minutes 40 seconds
east 155.0 feet to the point of beginning of the premises; said
point of beginning being the southwesterly corner of land hereto-
fore conveyed by the party of the first part to Idabelle Latham;
from said point of beginning running along said land of Latham and
through a concrete monument set near the ordinary high water mark of
Sterling Basin north 78 degrees 15 minutes east 150 feet, more or
less, to the ordinary high water mark of Sterling Basin; thence
southerly along said high water mark, 135 feet, more or less, to
land heretofore conveyed by the party of the first part to Stuart
Dorman and Barbara B. Dorman; thence along said land of Dorman and
through a concrete monument set near the ordinary high water mark
of Sterling Basin, north 79 degrees 20 minutes west 104 feet, more
or less, to a concrete monument on said easterly line of said
"Robinson Road"; thence along said easterly line of said "Robinson
Road", north 31 degrees 24 minutes 40 seconds west 101.69 feet to
the point of beginning.
Together with a right of way over said 50 foot proposed highway
to be known as "Robinson Road" from the southwesterly corner of the
