WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beingswWs near Greenport, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe set at the intersection of the wester-
ly line of a proposed 50 foot highway to be known as "Robinson Road"
with the southerly line of said proposed highway, said westerly line
beginning at an iron pipe set on the southerly line of Champlin
Place 530 feet westerly along said southerly line from Manhanset -
Avenue, and running thence at right angles to said line of Champlin
Place 300 feet to the point of beginning of the premises. From said
point of beginning, running along said southerly line of said pro-
posed highway, North 58 degrees, 35 minutes 20 seconds East 85.0
feet to an iron pipe;-thenco along land conveyed or to be conveyed
to Robert H. Preston, South 22 degrees 24 minutes 40 seconds East
198 feet, more or less, to ordinary high water mark of Sterling
Creek; thence southwesterly along said high water mark 162 feet,
more or less; thence along other land of Robert H. Preston and La
Grant Chapman, North 5 degrees 24 minutes 40 seconds West 245 feet,
more or less, to the point of beginning.
The above described premises are also more particularly bounded
and described as follows: BEGINNING at an iron pipe set at the
intersection of the westerly line of a proposed 50 foot highway
to be known as "Robinson Road" with the southerly line of said
proposed highway, said westerly line beginning at an iron pipe set
on the southerly line of Champlin Place 530 feet westerly along said
southerly line from Manhanset Avenue, and running thence at right
angles to said line of Champlin Place 300 feet to the point of
beginning of the premises; from said point of beginning, running
along said southerly line of said proposed highway, North 58 degrees
35 minutes 20 seconds East 85 feet to an iron pipe; thence South
22 degrees 24 minutes 40 seconds East 198 feet, more or less to
ordinary high water mark of Sterling Creek; thence southwesterly
along said high water mark 162 feet, more or less, the tie line
thereof being South 40 degrees 05 minutes 20 seconds West 163.30
feet; thence along land now or formerly of Lyons North 5 degrees
24 minutes 40 seconds West 245 feet, more or less to the point or
place of beginning.
TOGETHER with a right of way over said proposed 50 foot highway
to be known as "Robinson Road" from the northeasterly corner of the
premises westerly about 85 feet and then northerly about 300 feet
to Champlin Place.
