referred to as Cove Circle, said westerly side being about 112,50
feet westerly from the sou:theasteaLy boundary of land of Ashby and
about 880 feet westerly from the westerly side of Sixth Streat, said
Point of beginning being about 373 feet southerly from the northerly
boundary of said land of Ashby and said point of beginning being
distant 304.45 feet, measured on a course having a bearing of south
73 degrees 52 minutes 50 seconds west from the point where the westerly
side of Sixth Street in Intersected by the northerly aide of land ser
or formerly of Simpson, and from said point or beginning running thence
along said westerly side of said private road, mouth c degrees 58
minutes 50 seconds west 180 feet; thence on a Curve bearing to the
right having a radius of 29.50 feet a distance of 45.88 feet; thence
south 33 degrees 45 minutes 30 seconds west 142.50 feet to the ordinary
high water mark of Pipes Cove; thence along said high water mark, north
56 degrees 16 minutes 30 seconds west 100 feet; thence along other land
of Ashby the following three courses: (1) north 33 degrees 43 minutes
30 seconds east 105 feet; (2) north 27 degrees OS minutes 50 seconds
east 99.28 feet; (3) north 8 degrees 15 minutes 00 seconds east 95.34
feet; thence along land now or formerly of Maurer, south 83 degrees 03

east 12.5 feet to the center of said 25-foot private road; thence

180 feet; thence on a curve bearing to the right having 6 radius of
35 feet, distant 71.34 feet, to the easterly side.of Parcel One;
