Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the southerly line of the
North Road at the northeasterly corner of land of Robert Preston,
2 being the northeasterly corner of Lot 1 - Block 2 as shown on a map
entitled "Map of Fleetfield" filed in the Suffolk County Clerk' s
x Office as Map No. 1351; and running along said southerly line of the
North Road, N. 760 14' 20" E. - 140.0 feet to an iron pipe; thence
along the westerly line of a proposed road to be known as "Madison
Street", S. 13° 53 ' 20" E. - 150. 0 feet to an iron pipe; thence
along land now or formerly of George W. Smith at right angles to
said westerly line, S. 76° 06 ' 40" W. - 140. 0 feet to land of
Reginald Hudson, being Lot 2 - Block 2, as shown on said map; thence
along said land of Hudson and along said land of Preston, N. 131 53'
20" W. - 150. 31 feet to the point of beginning.
SUBJECT to the following covenants and restrictions :
1. Not more than one dwelling house shall be erected on each lot
excepting plot 1 which may have two.
2. No hedge or fences shall be allowed to be constructed over four
(4) feet in height.
3. No livestock, poultry or fowl shall be kept on said premises.
Domestic household pets may be kept on said premises.
4. No outside toilets or waterclosets shall be permitted to be
erected on any part or all of the premises hereby conveyed.
An adequate sewerage system approved by the Suffolk County Health
Department shallbe constructed and maintained to take care of the
sewerage disposal. All proposed arrangements for water supply
and sewerage shall be installed by approved methods of the party
