WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

Town of Southold, Suffolk Count, New York, bounded and described as
follows :
BEGINNING at a point on the southerly line of Silver Lane (a 20
foot private road) 148. 74 feet westerly along said southerly line from
its intersection with the westerly line of Silvermere Road; and running
thence along other land formerly of Clarence C. Roach and wife and now
or formerly of Kontomatis, South 5 degrees 39 minutes 20 seconds West,
94.26 feet; thence along other land formerly of Clarence C. Roach and
wife and now or formerly of Jurzenia, South 89 degrees 53 minutes 40
seconds West, 46 . 97 feet to land now or formerly of Steinmetz; thence
along said land now or formerly of Steinmetz and along land now or
formerly of Mele, North 3 degrees 45 minutes 00 seconds East, 98 feet
to said southerly line of said Silver Lane (a 20 foot private road) ;
thence along said southerly line of said Silver Lane (a 20 foot private
road) , South 85 degrees 31 minutes 40 seconds East, 50 feet to the
point of beginning.
TOGETHER with a right-of-way over said Silver Lane (a 20 foot
private road) from the northwesterly corner of the premises easterly
about one hundred ninety-eight (198) feet to said Silvermere Road.
BEING AND INTENDED to be the same premises conveyed to ANGELO A.
ANGELI and IRENE ANGELI, his wife, by Deed dated December 3, 1969 and
recorded in the Suffolk County Clerk's Office on December 3, 1969, in
Liber 6668 of Deeds, at page 492, and subject to Covenants and
Restrictions of record.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, _
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

THIS CONVEYANCE is subject to a mortgage/held by Southold 'Savings
Bank in the amount of $9,000.00, now reduced to $8,793.68. The
parties of the second part hereby assume the payment of and agree to
pay the unpaid principal balance of the mortgage, and the parties of
the second part have executed and acknowledged this instrument for
the sole purpose of evidencing such assumption and agreement to pay.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
