being at Greenport, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:-
BEGINNING at an iron pipe on the westerly line of Madison Street
170.64 feet northerly along said westerly line from Wilmarth Avenue; i
said point of beginning being the northeasterly cornor of land of
Corazzini; from said point of beginning running along said land of
Corazzini, South 76 degrees 06 minutes 40 seconds West, a distance
of 139.33 feet to an iron pipe and Lot 9, Block 2, "Map of Fleetfieldll,
Suffolk County File #1351; thence along said Lot 9 and along Lot 8,
North 13 degrees $3 minutes 20 seconds West, a distance of 70.0 feet
to a monument and land of Pfluger; thence along said land of Pfluger,
North 76 degrees 06 minutes 40 seconds Rest, a distance of 130.0 feet
to a monument on said westerly line of Madison Street; thence along
said w6sterly line, South 21 degrees 29 minutes 00 seconds East, a
distanco of 70.62 feet to the point of beginning.
SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS-

1. No hedge or fences shall be allowed to be constructed over four
(4) foot in heigit.
2. He dwelling building shall be erected on said promises which shall Ali
cost less than 1;4,$00.00.- All roofs shall be of asbestos, cedar
or composition shingles. All proposed plans are to be submitted
to the party of the first part for written approval and such
written approval shall not be unreasonably withhold. Plans to
be submitted at the office of G. W. Smith & Sona, Inc., Main Street,
Southold, N.Y.
3. No building or structure, whether the same be the main dwelling
house or any garage, shod or any outbuilding, shall be built closer
than five (5) foot from any boundary line and not closer than
thirty (30) foot from the highway. -
4. No outside toilets or waterclosets shall be permitted to be erected
on any part or allof the premises hereby conveyed. An adequate
sewerage system approved by the Suffolk County Health Department
shall be constructed and maintained to take care of the sewerage
disposal. All proposed arrangements for water supply and sewerage I
disposal shall be installed in accordance with the plans approved
