by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or

ALL that certain plot,piece or pared of land,with the buildings and improvements thereon erected,situate,
t lying and being in the Town of Southold near the Village of Greenport, County of
Suffolk, State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of a fifty(50)foot right of way,
said southerly line being the direct extension casted y of the southerly line of a
proposed highway to be known as "Meadow Lane," 113.04 feet Basted y along the
said southerly line of said right of way from the easterly line of a proposed high-
way to be known as "Angler's Road";
from said point of beginning running along said southerly line of said Fifty
(50) foot right of way, South 800 22' 50" east 93.79 feet to the westerly line of
said right of way;
thence along said westerly line, South 50 09' 30" East, 71.34 feet;
thence along land of Macomber South 840 50' 50" West 100.0 feet; thence
along land of Macomber and Munkel, two courses as follows:
(1)North 50 09' 10" West 60.0 feet and
(2) North 90 37' 10" East, 36.46 feet to the point or place of beginning.

TOGETHER with a right of way over said fifty (50)foot right of way from
said proposed highway to be known as 'Angler's Road,"easterly about two hundred
seven(207)feet to the northeasterly corner of the premises and thence southerly
about five hundred twenty(520)feet to Manhanset Avenue.
This conveyance is subject to the following restrictions:
1. No trailers shall be parked or maintained on any part of the premises.

2. No fences shall be erected on said premises at a greater height.;than four
feet.

3. No cows, pigs or any other animal, except domestic pets, shall be maintained
on the said premises.

4. All materials used on the outside of any building shall be new materials.
5. All foundations must be solid, such as poured concrete or cement block.
6. No outside toilets shall he erected on said premises.
7. Not more than one dwelling shall be erected on any plot less than sixty
(60)feet in width.
8. No building shall be erected on any plot within twenty (20)feet of any
highway or proposed road, nor within seven(7)feet of the side lines
of any sixty(60)foot plot.
9. No trade or business of any kind shall be carried on, on the said premises.
BEING AND INTENDED TO BE Parcel I of the premises conveyed to
the party of the first part by Samuel Levine and Edna A. Brown by deed dated
May 14th, 1955 and recorded in the Sdfolk County Clerk's Office on May 20th, j
1955 in Liber 3889 of deeds at page 233.
