WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No, 18 and Mooring Lot No. 26, on a certain
C1! map entitled "Map of Section One, Cleaves Point, at East Marione Town
of Southold, Suffolk County, New York" , made by Otto van Tuyl and
Son, licensed land surveyors, approved by Southold Town Planning Board,
and filed as Map No. 2752, on September 10, 1957 in the Office of the
Clerk of the County of Suffolk.
Together with an easement for ingress and egress over the streets,
roads and avenues shown on the aforesaid map to the nearest public
highway, but reserving to the seller and/or his predecessors in title,
and their respective successors and assigns* the fee thereto and all
franchise rights therein for the right of dedication of said streets ,
roads and avenues on said map, to the proper governmental agencies, for
44 street purposes.

the first part by Fred S. Romney by deed dated October 29, 1960,
recorded at the Suffolk County Clerk' s Office on November 3 , 1960 at
Liber 4901 of Deeds at Page 44.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party gf/the second part, the heirs or successors and assigns of

NAND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
