party of the second part,
WITNESSETH,that the party of the first part,in consideration at Tess Doliars and other valuable consideration
paid by the party of the second part, doe hereby grant and release unto tht party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erated, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Wiggins Street distant
102.22 feet westerly from the corner formed by the intersection of
C) the southerly side of Wiggins Street with the westerly side of
Eight Street; running thence along land now or formerly of Bondarchuk
and land now or formerly of Flatley, South 6° 31' 30" West 99. 61 feet
M to land now or formerly of Costello; running thence along land last
mentioned, North 89° 08 ' 10" West 40. 52 feet to land now or formerly
of Schellinger; running thence along the last mentioned land, North
) � 20 48 ' 40" East 98.88 feet to the southerly side of Wiggins Street;
running thence along the southerly side of Wiggins Street, South 89°
30' 30" East 47 feet to the point or place of BEGINNING.
SUBJECT to any state of facts that an accurate survey may show,
and SUBJECT to covenants, restrictions, reservations, utility
easements and agreements of record, if any.
BEING AND INTENDED TO BE the same premises conveyed to the parties
ofthe first part by Benjamin F. Adams, by deed dated August 24,
1949, recorded in the Office of the Clerk of the County of Suffolk
- on September 1, 1949, in Liber 2987, page 542 .

p TOGETHER with all right,title and interest, if any,of the party of the first part Of, in and to any streets and
M roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVK AND TO
HOLD the pranim herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Y AND the party of the first part, in compliance with Section 13 of the Lie Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the tight to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
