THIS INDENTURE, made the 20th day of December ,nineteen hundred and sixty-three
BETWEEN
H.J. S. LAND & DEVELOPMENT CORP., a corporation organized under and
existing by virtue of the business corporation law of the State of
New York, having its principal office at Greenport, New York,
party of the first part, and
F.H.S. LAND & DEVELOPMENT CORP., a corporation organized under and
existing by virtue of the business corporation law of the State of
New York, having its principal office at Greenport, New York,
party of the second part,
WITNESSEtH. that the party of the first part, in consideration of
Ten ($10. 00) --------------------------------------------------dollars,
lawful money of the United States, and other good and valuable consideration paid
by the party of the second part, does hereby grant and release Mto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, an easement without any
restriction as to use, over and under

lying and being ~ at Greenport in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road,
approximately 150 feet westerly of the intersection of the
easterly line of land of H.J.S. Land & Development Corp. with
the northerly line of the said Middle Road and running thence
northerly a distance of 1400 feet more or less to the southerly
line of land of F.H.S. Land & Development Corp. 1 running thence
southeasterly a distance of 50 feet more or less along the said
southerly line of F.H.S. Land & Development Corp. 1 running thence
southerly and at all times 50 feet easterly when measured at
right angles thereto of the first course herein described,
through the said land of H.J.S. Land & Development Corp. a
distance of 1400 feet more or less to the northerly side of
Middle Road1 running thence southwesterly along the northerly
line of Middle Road a distance of 50 feet more or less to the
point or place of BEGINNING.
The exact location of this easement may be changed hereafter
by the mutual agreement of the parties hereto.
